How Do the West Valley's Largest Cities Compare?
Peoria has the West Valley's deepest luxury market, Surprise and Glendale offer the lowest entry prices among the four largest cities, and Goodyear leads in newer construction along I-10. Here is what each one offers.
Peoria: Lake Access and the West Valley's Top Luxury Market
Peoria has the highest median of the four largest West Valley cities, about $510,000, and the widest range of luxury homes. North Peoria's Vistancia, home to Blackstone Country Club, and the hillside neighborhoods near Lake Pleasant carry prices well above the city median. Lake Pleasant Regional Park brings boating, fishing, and desert trails within a short drive. Glendale combines one of the West Valley's lowest medians, about $434,000, with its biggest entertainment draw. State Farm Stadium, home of the Arizona Cardinals, has hosted three Super Bowls, and the adjacent Westgate Entertainment District adds dining and events. At the upper end, Arrowhead Ranch in north Glendale offers lakefront homes and quick access to Loop 101. Goodyear has a median near $477,000 and a large share of newer construction inside master-planned communities such as Estrella and Palm Valley, along with the age-restricted PebbleCreek. The city takes its name from the tire company: in 1917, Goodyear Tire and Rubber purchased 16,000 acres here to grow cotton for airplane tires during World War I. Today it stretches along I-10, and Goodyear Ballpark hosts the Cleveland Guardians and Cincinnati Reds each spring.

Buckeye has the lowest median in the region, about $400,000, and some of its fastest growth, though water rules now shape how quickly new communities there can be built. Avondale, near $421,000, offers one of the West Valley's shortest drives into central Phoenix. Litchfield Park, built around the historic Wigwam resort, has the region's highest median at about $794,000 and a small-town, tree-lined character unusual for the West Valley.
How Does the West Valley Compare With Scottsdale?
The West Valley offers roughly half the median price of Scottsdale in exchange for more distance from Scottsdale's employers and amenities. For buyers who work in the West Valley or central Phoenix, that tradeoff often pays off. For buyers who need to reach Scottsdale regularly, Loop 101 is the key: it arcs across the north side of the metro from Glendale and Peoria to North Scottsdale without passing through central Phoenix, which makes north Glendale and Peoria the most practical West Valley locations for a Scottsdale connection. What Should Buyers Check Before Buying in the West Valley?
Check the water supply behind new construction, the terms of the builder's contract, and any military airport disclosure before you sign. Since 2023, the Arizona Department of Water Resources has declined to approve new assured water supply determinations based on groundwater in the Phoenix Active Management Area. The rule applies to new subdivisions, not homes already built, but it has slowed development in groundwater-dependent areas such as parts of Buckeye, and new state programs now offer developers alternative paths to prove a 100-year supply. New construction also brings builder-drafted purchase contracts, HOA budgets, and CC&Rs, and each one rewards careful reading. I read these documents with the perspective of a licensed attorney, and the terms most worth questioning are usually the ones that limit the buyer's remedies or give the builder broad discretion over timing and finishes. Near Luke Air Force Base, Arizona law (A.R.S. 28-8484) requires sellers to disclose when a home lies in the vicinity of a military airport, and the Arizona Department of Real Estate publishes the boundary maps. Review them, and visit the home when jets are flying, before you make an offer.
